All guests aged 18 or older must complete an online tenant screening through the building’s application system, using the property code 9440. A non-refundable application fee applies—typically $100 per adult or per couple—along with additional charges for resident ID cards, parking decals, elevator use, and move-in coordination. Occupancy limits are strictly enforced. One-bedroom units are limited to 2 guests, two-bedroom units may host up to 4, two-bedroom units with a den can accommodate 5, and penthouses are capped at 7 guests total. These restrictions are in place to maintain safety and comfort for all residents. Short-term rentals are allowed, but only within certain parameters. While monthly and seasonal stays are generally permitted, daily or weekend rentals are subject to building approval and may be restricted by association policy. It’s essential to work with a management team that understands these nuances. Pet policies are also clearly defined. Guests staying for fewer than six months are only allowed to bring emotional support animals with proper documentation. For leases longer than six months, residents may have up to two pets, subject to approval.
